Terms of Service

DeedCompass is a subscription research tool operated by Pevide Studio LLC. It collects tax deed and tax lien listings published by US county and state government offices, normalizes them into one format, adds data from third-party and public sources, and presents a graded assessment of each parcel.

DeedCompass is not a broker, dealer, auctioneer, escrow agent, title company, or party to any transaction. We do not accept bids, hold funds, or transfer property. Every opportunity in the product links to the official government channel for that county, and any purchase happens entirely between you and that government body.

Nothing in DeedCompass is legal, tax, financial, or investment advice. The grade, score, reasons and red flags are automated assessments produced from incomplete public data. They are a starting point for your own research, not a recommendation to buy.

Tax deed and tax lien investing carries substantial risk, including total loss of the amount invested, title defects, undisclosed liens, environmental liability, and property that cannot be accessed, insured, or resold. Consult a qualified attorney in the relevant jurisdiction before purchasing.

Property data originates with the counties and states that publish it, and with third-party providers. We do not control it, cannot correct it at source, and do not warrant that it is accurate, complete, or current.

We tell you what we know about freshness: every list carries the time we last verified it, a source we cannot currently confirm is shown with a notice, and one we have not confirmed for too long is withheld rather than presented as current. That disclosure is a feature of the product, not a guarantee about the underlying data.

Verify every parcel against the county's own records before committing funds. The original source document is linked from every listing for exactly this purpose.

DeedCompass is billed in advance, monthly or annually, through Stripe. There is no free trial. Subscriptions renew automatically until cancelled, and you can cancel at any time from your account page; access continues until the end of the period you have already paid for.

7-day money-back guarantee. If you ask for a refund within 7 days of your first payment, we refund it in full and cancel the subscription. Email deedhawk@proton.me; no form and no explanation required.

Founder pricing, where offered, stays at the price you signed up at for as long as the subscription remains active. Letting it lapse releases the seat.

Your subscription is for one person. You agree not to:

• share your login, or resell or redistribute DeedCompass data as a product;
• scrape, crawl, or bulk-extract the service by automated means;
• attempt to access accounts, data, or systems you are not authorised to reach.

Exporting data for your own research and record-keeping is fine and expressly supported. The CSV export exists so you are never locked in.

We aim to keep DeedCompass running continuously but do not guarantee uninterrupted availability. County sources change without notice, and a county may be unavailable while we repair its collection. Coverage of any particular county is not guaranteed and may change.

To the maximum extent permitted by law, Pevide Studio LLC is not liable for any indirect, incidental, consequential, or punitive damages, or for lost profits, lost opportunities, or losses arising from any property purchase or decision made using DeedCompass.

Our total liability for any claim relating to the service is limited to the amount you paid us in the twelve months before the claim arose.

The service is provided “as is” without warranties of any kind.

We may update these terms; material changes will be announced by email to active subscribers before they take effect. We may suspend or terminate an account that breaches these terms, with a pro-rata refund of any unused period unless the breach involved fraud or abuse.

These terms are governed by the laws of the State of Delaware, United States, without regard to conflict-of-law rules.
