Privacy Policy

Your account. Your email address and a hash of your password. We never store the password itself. Sign-in is by email and password, and by Google where we have that option turned on. Signing in with Google tells us the email address and the name on that account and nothing more: we never receive your Google password, and we read nothing else in that account.

Your work in the product. Saved filters, favourited parcels, and the private notes you write on them.

Billing. Handled by Stripe. We store your Stripe customer and subscription identifiers and your plan status. We never receive or store your card number.

Operational logs. Requests, errors and timings, kept to run the service and investigate faults. These live with our hosting providers and are kept for their standard retention windows rather than a period we set ourselves.

• We do not sell your personal information.
• We do not share which parcels you look at, favourite, or take notes on with anyone: not with counties, not with other subscribers, not with advertisers.
• We do not run advertising or third-party tracking pixels on the product.

Your private notes are private. They are stored scoped to your account and are not included in any shared, exported, or aggregated view.

To provide the service you subscribed to, to bill you, to send the alerts you explicitly asked for by enabling a saved filter, to send necessary account and billing emails, and to keep the service secure and working.

We do not send marketing email to subscribers who have not asked for it. Alert emails stop the moment you turn a filter off.

We use a small number of processors, each for one job:

• Supabase: database, authentication, and file storage.
• Vercel: hosting for the web application.
• Railway: hosting for the data collection service.
• Stripe: payment processing.
• Resend: sending alert and account email.
• Anthropic: extracting listings from county documents.
• US government services: the Census Bureau geocoder, FEMA, the Census TIGER road data and the USGS elevation service, each queried with a parcel address or a coordinate.

Everything in those last two categories is public property data published by government offices. None of it is information about you, and none of these requests carry your identity: they are made by our collection service on a schedule, not in response to anything you click.

We may disclose information if legally required to, and will tell you unless prohibited from doing so.

Account data is kept while your account exists. If you delete your account we remove your personal data, saved filters, favourites and notes within 30 days, except records we must keep for tax and accounting purposes.

Property and county records are public government data and are retained indefinitely, because they are not personal information about you.

You can ask us for a copy of your personal data, ask us to correct it, or ask us to delete it and close your account. There is no self-service button for this yet, so the way to do it is to email deedhawk@proton.me from the address on the account, and we will action it within 30 days. Depending on where you live, you may have additional rights under GDPR, UK GDPR, or the CCPA; we honour those requests regardless of where you are.

DeedCompass is operated from the United States and your data is processed there. If you use the service from outside the United States, you are asking us to process your data in the United States and consenting to that transfer.

We set one cookie. It holds your login session, it is set only after you sign in, and signing out removes it. There are no advertising or analytics cookies, which is why you are not seeing a consent banner.
